Reinstatement Valuation
Location: Tanglewood
Our client based in Surrey had already appointed us to undertake a full RICS Level 3 survey of a substantial residential property they were looking to buy. With such a big investment, they then asked us to undertake a detailed reinstatement valuations so that they could ensure the insurance for any re-build was truly robust and accurate.
External Repairs
Location: Nevada Street
When a listed building in London falls into disrepair over a period, significant remedial measures and planning consents are needed to restore it to its former glory. We are currently in phase 2 of this project, managing all aspects from start to finish. This includes developing the initial specification of works, handling the tender process, securing council approvals and overseeing the final checkoffs and defect period. All work is progressing on time and within budget!
Dilapidations
Location: Grosvenor Lodge
We were appointed to conduct a schedule of dilapidations for a roof top development in south London. Following our detailed survey and report, we were able to work with the directors and their solicitors to advise on the defects identified and the implications of these on service charges, budgets and any conflicts within the covenant of the lease.
Internal Refurbishment
Location: Old Street
Our client, a not-for-profit organisation providing discounted rentals for key workers in Central London, appointed us to manage an internal refurbishment of 105 apartments across two buildings. We created a highly detailed specification of works while collaborating with fire engineers and specialist trades to ensure the latest compliance and regulations were met. With the buildings remaining occupied during the project, we created a three-year phased schedule of works to facilitate works efficiently and minimise resident disruption. The project continues to require our ongoing expertise in coordinating contractors, maintaining client communication, and ensuring an efficient timeline for everyone to follow.
Drone Survey
Location: Inglewood
Set over a large estate, our client asked us to take a detailed look at the 14-block estate in South London to review the condition of each roof and provide a detailed account of the works required to repair the buildings and keep them in good condition in the most cost-effective way possible. With the use of our drone and having coordinated access to all top floor flats, we were able to provide an analysis and recommendation for future works, along with recommendations of priority and associated costs.
Planned Maintenance Programme
Location: Cambridge Circus
One of the biggest challenges in undertaking any building survey is accessing the detail. Cambridge Circus was no exception. Set in the heart of London just off Shaftesbury Avenue, we were appointed to provide a detailed Planned Maintenance Survey with a 10 year CAPEX plan. Even though this large set of buildings built in the late 1800’s was in a busy part of town, with trees obstructing certain views and restrictions over the use of the drone, we were able to work our way into difficult spaces in order to provide the level of detail required to outline a comprehensive programme which has been invaluable to the clients planning for future repairs and funding.
Flooding Reinstatement
Location: Ravenscourt Road
Our client approached us to administer a contract to reinstate their lower ground apartment following torrential rainfall in July 2021 resulting in complete flooding of the property. They faced urgent pressure to repair the property for their tenants. We worked closely with their insurance provider to strip back all the existing finishes, oversee the drying out process – ensuring compliance for certification, and specify and monitor the reinstatement work. Our efforts ensured that the property was restored efficiently, allowing tenants to move back in as soon as possible.
Licence for Alterations
Location: Morpeth Terrace
When making adjustments to a leasehold property, obtaining the detail to ensure the application for the Licence to Alter is all in place is critical to approval. Having worked at the property for other projects, the leaseholder from one of the flats asked for our help with the application. We made sure the complied with the conditions of the terms of the lease, covering elements such as structural calculations, acoustic insulation requirements and undertaking Schedules of Conditions for any other flats / communal areas the work could affect. Thanks to our experience and thorough approach, the work was signed off, concluded and the Licence granted with ease.
Contract Administration
Location: Maybank Road
Our client required our surveying expertise to transform an old gas building into five high-end flats. We delivered a highly detailed specification of works, including loft conversions, external extensions, internal refurbishments and services for gas, electricity, and water, while incorporating current building regulations such as acoustic panelling. We worked closely with all parties involved, managing the entire implementation process from the initial tendering through to the final completion certificate.
