Specification
We’ll inspect and assess the property and either produce a report with recommendations for consideration or move straight to a specification of works. We’ll ensure the specification is fully comprehensive so that you know the detail of the work planned and contractors can fairly quote against the project. If required, we will liaise with councils for any necessary approvals.
Once the specification has been approved and if required, the s.20 notices are underway, our team can issue the specification for tender using approved contractors for price comparisons. Once all tenders are received, we will undergo a rigorous process of analysing the figures and methods and provide a final report with our recommendations.
Tendering and Tender Analysis
Once the contractor has been approved and selected, the team at Brittain Hadley will liaise with that contractor to enter a contract and progress with the work setting up pre-contract meetings and time frames.
Instructing Builders
Once works begin on site, regular site meetings will be held with the builder to oversee the works to ensure compliance with the specification and monitoring progress of works against an agreed program. Our experienced team will ensure the works are being implemented as per the specification and agree any variations. We’ll liaise with all contractors / specialists involved and manage any tenant or neighbour needs and requests. We know communication is key, so you’ll receive regular site reports and timing updates.
Supervision of Works
Throughout the project we will provide regular reviews of the costs and agree what is due to the builder as work progresses. Contractual payment certificates and associated cost reports will also be provided to keep you abreast of the overall contract sum.
Cost Control and Certification
At the end of the project, we will collate all guarantees and agree with you and the contractor the final account. We will also help manage the snagging and rectification periods right through until the end of defects sign off and full completion of the project.
